This is an interesting property, 40 acres at the end of the road with a world-class set of welded pipe cattle sorting pens and loading chute. The entire property is fenced with tight sheep-mesh fence to hold any kind of livestock. There are two ponds that are typically full in the spring, and some cottonwood trees. Just to the south of the property is a vast expanse of BLM lands, and it looks across to the north side of Delta. Views are excellent in all directions of the West Elks, the Uncompahgre, the Grand Mesa, and the San Juans. This is a remote property that is also close to town, very private and off the grid. It's a great place to gather herds in the fall when they're brought off high-country grazing leases, and also a nice place to build an off-grid retreat.
